About the fund
The L|S|A Affordable Housing Fund seeks to preserve affordable housing and deliver competitive, risk-adjusted returns for investors and economic opportunity for residents and communities. The fund will focus on acquiring mid-sized properties in the Northeast, Mid-Atlantic, and Midwest with project-based rental subsidy. Our theory of change is to turn these critical housing resources into Buildings of Opportunity by enhancing properties with resident services and amenities that support economic opportunity. We believe that opportunity takes many forms and has many starting points - we seek to support residents moving in the direction of economic well-being, from financial insecurity to stability and, ultimately, to upward mobility.
The fund’s strategy centers on preserving affordable housing by investing in properties with project-based Section 8 subsidy contracts and targeting mid-sized projects that are often overlooked by larger operators. Its value-creation approach focuses on strengthening net operating income and long-term exit potential while prioritizing resident stability and affordability. A key pillar of the thesis is investing in “Buildings of Opportunity,” where enhanced services and community programming are designed to support residents’ economic well-being, creating both financial and social impact across the portfolio.
