About the fund
Gresham House Forest Fund VI LP is the sixth generation of Gresham House's flagship UK forestry fund series and its largest-ever forestry fundraise, believed to be the largest forestry fundraise in the UK to date. Managed by Gresham House, the UK's largest forestry asset manager and seventh-largest natural capital manager globally, which currently manages £3.4 billion in forestry assets, the fund is an asset-backed strategy deploying capital across a combination of unplanted land for productive woodland creation and established forests, with a current portfolio of just over 6,000 hectares across 12 properties in Scotland and Wales. Returns are generated through four primary streams: sustainable timber harvesting, land appreciation, carbon credits distributed to investors (which may be sold or retained for insetting), and revenue from renewable energy development on forest sites — all targeting a net IRR of 8%. The estimated accumulated certified carbon credits, based on a £400M fund size, could reach up to 1 million credits over 25 years, subject to the level of new planting land acquired. The fund's environmental impact profile includes sequestering 4.7 million tonnes of CO₂ over 25 years, biodiversity preservation, and flood mitigation, with Gresham House managing forests in line with relevant sustainable forestry standards and certifications. The fundraise followed the Mansion House Accord and has enabled a number of larger-scale UK and international institutional investors to access the forestry asset class for the first time. The firm's forestry funds have delivered annual returns of approximately 11% since inception.
